ListingIgniter is a product of ADM Photo & Video — a Fort Myers-based real estate media and digital marketing company with over 20 years of combined experience helping businesses grow.
ListingIgniter is built on two decades of marketing experience and six years behind the camera on over a thousand Southwest Florida properties. It's the product of combining everything we've learned about real estate media and digital marketing into one focused service for agents.
ADM Photo & Video was founded in Fort Myers in 2018 by Earl and Callum Gardner — a father and son team who saw a gap between the quality of media being produced for listings and the way that media was actually being used. Stunning photography and video was being uploaded to the MLS and left to do nothing. ListingIgniter was created to change that.
Before ADM Photo & Video, Earl founded Alchemy Digital Media in 2004 — one of Southwest Florida's earliest online marketing agencies, serving clients across a wide range of industries for over 20 years. Prior to that, Earl spent 14 years in medical sales and 10 years serving in the British Royal Air Force, both of which shaped his disciplined, results-first approach to business.
Callum joined his father in building ADM Photo & Video while still a teenager — learning the business from the ground up and developing a passion for both the craft of real estate media and the strategy behind making it work harder for agents and their clients.

Our service involves the use of Meta (Facebook and Instagram) advertising platforms. By proceeding with a ListingIgniter campaign, you acknowledge that ad performance data is processed through Meta's systems in accordance with their own privacy policies.

By using the ListingIgniter service, operated by ADM Photo & Video, you agree to the following terms. Please read them carefully before proceeding.
ListingIgniter provides real estate listing marketing services including, but not limited to, custom landing pages, social media advertising, media production, and campaign reporting. The service is delivered by ADM Photo & Video and its team.
The one-time setup fee of $199 is non-refundable. By paying this fee, you acknowledge that work commences immediately upon receipt of payment, including the audit of your listing, media production, and campaign setup. As costs are incurred from the point of payment, no refunds will be issued.
All advertising budget is paid directly by you to Meta (Facebook/Instagram). ADM Photo & Video does not handle, hold, or take any percentage of your advertising spend. You are solely responsible for managing your Meta account and any spend associated with it.
Your listing landing page will remain live for 6 months from the date of launch at no additional cost. After 6 months, continued hosting is available for $27 per quarter, billed through ADM Photo & Video via Stripe. If you choose not to continue hosting, the page will be taken offline.
Optional ongoing campaign management and hosting is available for $99 per month. This includes ad refreshes as required and continued hosting of your landing page. This arrangement can be cancelled at any time with 30 days written notice to info@admphotoandvideo.com.
Ad creative assets produced as part of your campaign are yours to keep and use after the campaign concludes. The landing page itself remains hosted and maintained by ADM Photo & Video and may not be transferred or self-hosted by the client.
ADM Photo & Video makes no guarantee of specific results from any ListingIgniter campaign, including but not limited to enquiries, offers, or sales. Marketing results are influenced by many factors outside our control, including market conditions, property pricing, and listing quality.
These terms are governed by the laws of the State of Florida. Any disputes arising from the use of this service shall be subject to the jurisdiction of the courts of Lee County, Florida.
